What a buyer's agent actually does (and what they don't)

A selling agent works for the vendor. A buyer's agent works only for you. Here's what that difference means in practice — from first brief to settlement.

If you've only ever dealt with selling agents, it's easy to assume every agent is roughly the same. They aren't. The person standing in the open home is paid by — and legally represents — the seller. Their job is to get the highest price on the best terms for the vendor. A buyer's agent sits on the opposite side of that table, working only for the person buying.

What we do

  • Clarify your strategy before any searching starts — budget, goals, timeline, and risk tolerance.
  • Search the market, including off-market and pre-market opportunities you won't see on the portals.
  • Assess each property independently: comparable sales, suburb fundamentals, and what it's genuinely worth.
  • Coordinate due diligence — building and pest, contract review, and any specialist checks.
  • Negotiate on your behalf, at offer and contract stage, to protect your position.
  • Manage the path to settlement, including broker coordination and milestone tracking.

What we don't do

We don't list or sell property, so we never have a vendor relationship to protect. We don't push you toward a particular home because it suits a commission, and we don't pressure you to move faster than your own due diligence allows. If a property doesn't stack up, our job is to tell you — even when it's the one you've fallen for.

Is it worth it?

The honest answer is: it depends on your situation. If you have the time, local knowledge, and negotiating confidence to run the whole process yourself, you may not need one. But if you're time-poor, buying from a distance, or simply want an experienced professional on your side of the deal, a buyer's agent changes the balance of information and leverage in your favour.
